Your orientation awaits

 Before you close on your new home, Manitou Homes hosts a New Homeowner Orientation focused on one clear goal: confirming that your home meets both our quality standards and yours.

This is your chance to learn every aspect of how your home works, review finishes and details, and make sure everything feels just right before closing day.


What to Expect


During your New Homeowner Orientation, your Project Manager will walk you through a complete overview of your home, including:

  • How to operate your heating and air-conditioning systems
  • Use and care of appliances
  • Location and function of electrical circuit breakers
  • Location and use of plumbing shut-off valves
  • Any other key systems or equipment specific to your home

You’ll also complete a detailed surface inspection, reviewing:

  • Walls and ceilings
  • Window glass and mirrors
  • Appliances and fixtures
  • Countertops and other finished surfaces

This step is designed to identify any chips, scratches, or visible damage so they can be documented and addressed.

You’ll also review:

  • Basic maintenance responsibilities
  • Included warranties
  • How to request service if needed

It’s both an educational walkthrough and a quality confirmation.


How to Prepare


Your New Homeowner Orientation is the final step before closing, so it’s important to come prepared and engaged. To make the most of this meeting, we recommend:

  • Bring your questions. No question is too small. Most homeowners ask about maintenance, warranty procedures, and how to care for finishes and systems.
  • Take notes and photos. Bring something to write with and a phone or camera so you can capture important details.
  • Have your documents handy. Your purchase agreement, customer service manual, selection sheets, and landscape plans (if applicable) are helpful references.
  • Plan to take your time. This isn’t a quick visit — it’s a thorough review of your dream home, and we want it to be perfect.
  • Review and confirm any repairs. If any items need attention, verify the plan and dates for completion and get a copy of the final punch list before leaving the site.
