 Once your home is complete, our preferred closing partners will guide you through the final step of the buying process. They will review all documents with you clearly and thoroughly so you understand exactly what you are signing. When the final signatures are complete, we place the keys in your hand and you officially become the owner of your new Manitou home.


Our Closing Process


At Manitou Homes, we believe closing should feel smooth, transparent, and stress-free — never rushed or confusing. Because we’ve been your partner since day one, we understand your home, your preferences, and your financing structure clearly. From choosing your homesite and floor plan to design selections, construction milestones, and orientation, we’ve walked this journey with you — ensuring no surprises when it’s time to close.


How to Prepare for Closing


Preparation gives you confidence and clarity. To help your closing move efficiently, we recommend reviewing your HUD-1 Settlement Statement prior to your appointment. This document outlines:

  • Your monthly mortgage payment
  • Loan terms and interest rate
  • Final closing costs and fees

Please bring the following items with you to closing:

  • Proof of homeowner’s insurance
  • A copy of your Manitou Homes contract
  • Any home inspection reports
  • Bank documents required for loan approval
  • Valid photo ID
  • A certified check for settlement funds (if applicable)

Coming prepared ensures a smooth, seamless completion.


Who Attends the Closing?

Closings at Manitou Homes are conducted in person. You can expect to meet with:

  • A Title representative
  • A bank or lending representative

These professionals guide you through legal documentation, confirm final terms, and answer any last questions you may have. During the meeting, you will sign closing paperwork and finalize any outstanding settlement items.


At the end of the closing appointment, you will receive:

  • Closing Disclosure
  • Mortgage Note
  • Mortgage/Deed of Trust
  • Certificate of Occupancy
  • Your keys — and your new Manitou home
